What should I pay attention to in my daily life as a tenant of wbg?
To ensure that everyone feels comfortable in their home at wbg within a harmonious and considerate community, we have formulated a few rules that we would like to point out to our tenants:
Community and consideration
Always close front doors!
To prevent unauthorized persons from entering the house and to prevent break-ins, the front doors must always be kept closed.
Keep escape routes clear!
Please do not leave anything in the hallway. Escape routes must be kept clear and unobstructed at all times.
Obtain permission!
You need permission from your landlord to keep pets and to put up signs or antennas, etc.
Have respect!
If something bothers you, talk to your neighbors about it calmly. Take care of the communal areas together and...
Please respect these quiet hours: 12–15 pm and 22–6 am.
Order and Cleanliness
Save bin space!
To ensure there is enough space for everyone, please flatten your paper waste. We kindly ask you to remove large cardboard boxes and dispose of them properly.
Stop the stench!
Please do not leave your rubbish in the hallways, but dispose of it directly in the designated bins. Especially on warm days, unpleasant odors can quickly develop otherwise.
Dispose of special and bulky waste!
Don't just leave your bulky waste and hazardous waste next to the garbage bins; dispose of it properly. Have it collected or take it away yourself.
Smoking prohibited!
Smoking is strictly prohibited in all common areas. If you smoke in the outdoor areas, please dispose of your cigarette butts properly.
How do I separate waste correctly?
Proper waste management makes an important contribution to environmental protection and sustainability. We therefore ask you to pay attention to correct waste separation. To help you know which waste belongs in which bin, we have listed the information below.
organic waste
The brown organic waste bin is for all kitchen and garden waste: vegetable scraps, salad scraps, fruit scraps, general food scraps, eggshells, tea bags, coffee grounds, fruit peels, plant scraps, flowers, grass clippings, leaves, small branches from trees and shrubs.
residual waste
The grey residual waste bin is for non-recyclable waste: This includes ash, meat scraps, bones, plastic parts, toys, hygiene products, small pieces of wood, cleaning rags, diapers, vacuum cleaner bags, cigarette butts, wax…
Paper Industry
The green paper recycling bin is for old newspapers, magazines, catalogs, booklets, brochures, cardboard, cartons, and boxes. Larger quantities of cardboard (e.g., TV packaging, furniture packaging, etc.) should be taken to the recycling center!
Glass
Take empty bottles and jars to the nearest glass recycling container. An exception is made for glass that is not used for food packaging: this "flat glass" or shards thereof (mirrors, window panes, etc.) may be disposed of in the residual waste bin.
Yellow bin
The yellow bin is for packaging waste marked with the "Green Dot", such as cans, aluminum packaging, aluminum foil, milk and juice cartons, Tetra Paks, plastic films, Styrofoam, PET bottles, plastic packaging...
Recycling center
The city's recycling centers generally accept larger items and hazardous waste from residents free of charge. This includes, among other things, microwaves, washing machines, and basically almost all electrical appliances or similar items that have reached the end of their useful life.
What is included in the operating cost statement?
In addition to the basic rent for your apartment, as a tenant you also have to pay a monthly advance payment for heating and operating costs, which we will settle with you annually. For greater transparency, we explain below which costs are included in this payment and which we pass on to our tenants:
Water and heat
Clean water and energy are precious resources. In addition to your water consumption, the utility costs also include wastewater treatment. For hot water, as with heating, energy costs are also added. You can significantly reduce both your water consumption and heating costs by using them consciously.
Buildings and Security
Maintaining a building and meeting essential safety standards is a lot of work. Exterior and hallway lighting, checking smoke detectors, tending green spaces, monitoring water quality, and regularly servicing elevators are all measures whose costs are covered in the utility bill. This allows us to guarantee you a reasonable and safe standard of living.
Taxes and insurance
A legally mandated property tax is levied on every property; this includes the land on which your residential building stands. The city can invest the tax revenue in public areas and infrastructure such as roads, sidewalks, and schools. We are also legally obligated to insure our buildings, for example, against water, fire, or storm damage. Since this insurance also serves to protect your belongings, a portion of the costs is passed on to you through your operating expenses.
Other incidental costs
Additional incidental costs arise from the proportional allocation of waste disposal fees.

Am I allowed to sublet my apartment?
Subletting apartments is only permitted for students. If you wish to sublet your apartment, you need the landlord's permission.
Where can I get my housing certificate?
Your housing certificate form will be issued by us, your landlord. You can collect the certificate from us after you move in. Please note the legal registration period of two weeks after the start of your tenancy.
Who do I need to contact if there is damage to my apartment?
For damages in the apartment, please use our tenant app or contact us by phone at 07720 8503-0 . In urgent cases or emergencies, please see our emergency service.
Who takes care of the communal areas?
Tenants are responsible for maintaining basic cleanliness and order in the common areas. The wbg (housing association) is responsible for the upkeep of the green spaces.
